August 2025 Update: The City held a Development Pre-Submittal Application meeting in July 2024 for a proposed residential project at the southern end of The Streets at SouthGlenn, on the former Sears site. The property owner, Northwood, has since stated that the project no longer aligns with their near-term development plans. However, they believe the site remains a strong opportunity for multifamily development and are marketing the property accordingly. Any future development on the Sears site must comply with the standards and terms outlined in the SouthGlenn Master Development Plan and Agreement.

The property owner for the northern end, Alberta Development Partners, has proposed an amendment to the Master Development Plan (MDP) that would allow:

  • An additional 550 residential units located on the north Redevelopment Area, near the former Macy’s,
  • Decreased retail square footage,
  • Increased allowable building heights in certain areas, and
  • Minor changes to signage standards.

Before a formal application is submitted, a virtual community meeting is being held until August 18, 2025 for the proposed MDP amendment on the northern end of the site. Review the virtual community meeting materials here.

The City of Centennial has received a pre-submittal application from Alberta Development Partners for a proposed amendment to the Streets at SouthGlenn Master Development Plan (MDP). This notice is being shared with nearby property owners, HOAs and community groups to encourage awareness and input.

Please note:

  • Site Plans within The Streets at SouthGlenn do not require a public hearing for consideration of approval. Instead, they are reviewed and approved administratively by City staff.
  • If certain criteria are met, a Community Meeting may be required prior to the submittal of a site plan. If a community meeting is required, nearby property owners, Homeowners Associations, CenCON, tenants and those signed up to receive project updates will be notified. 

The Streets at SouthGlenn is a mixed-use center that includes shopping, dining, living and working options that serve the neighborhood, the City and the region. It is located at the southwest corner of Arapahoe Rd. and University Blvd. in the City of Centennial.

What is Now Being Proposed?

The property owner of the northern end of the site is seeking approval of a new Master Development Plan (MDP) amendment that would allow:

What is Currently Allowed?

Park

A minimum 25,000 square foot public open space within the South Redevelopment Area (the “Sears Parcel”) constructed prior to final occupancy of the first residential building.

Residential Dwelling Units

A total of 1,125 residential units is allowed. Currently, there are 214 residential units within The Portola at SouthGlenn apartment building.

The permitted height on the Sears parcel and the Macy’s parcel is 75 ft.

The current allowable building heights within The Streets at SouthGlenn vary across the site. No building is allowed to exceed 100 ft. For context, the current tallest building is the office building north of the existing Sears building at 85 ft.

A minimum of 25,000 square feet of public open space, green space, passive recreation or common public space along the north side of E. Easter Ave. to serve residential development at the Sears Parcel.

Retail

A total of 621,000 sq. ft. is required.
Currently, there is 948,853 sq. ft. of leasable retail area, including the Sears and Macy’s buildings, which are approximately 307,000 sq. ft. combined.
