The Streets at SouthGlenn
The Streets at SouthGlenn is a mixed-use center that includes shopping, dining, living and working options that serve the neighborhood, the City and the region. It is located at the southwest corner of Arapahoe Rd. and University Blvd. in the City of Centennial.
Latest Update (February 2026)
In early 2026 The Luzzatto Company purchased approximately 100,000 square feet of retail space within The Streets at SouthGlenn. The entire Streets at SouthGlenn development includes a total of 948,853 square feet of retail space. The buildings acquired by The Luzzatto Company currently have tenants that include Whole Foods and Sephora. No immediate tenant changes are anticipated.
The purchase does not include the former Sears or former Macy's properties and will not impact redevelopment plans for those sites.
Northern end (former Macy's location): Alberta Development Partners is exploring an amendment to the Master Development Plan (MDP). A virtual community meeting was held in August 2025. View the virtual community meeting materials and comments here. A formal application has not been submitted.
Southern end (former Sears location): The property owner is marketing the site for a residential redevelopment. A development application has not been submitted.
What is Currently Allowed
Park
A minimum 25,000 square feet public open space within the South Redevelopment Area (the “Sears parcel”) constructed prior to final occupancy of the first residential building.
Residential Dwelling Units
A total of 1,125 residential units is allowed. Currently, there are 214 residential units within The Portola at SouthGlenn apartment building.
The permitted height on the Sears parcel and the Macy’s parcel is 75 feet.
The current allowable building heights within The Streets at SouthGlenn vary across the site. No building is allowed to exceed 100 feet. For context, the current tallest building is the Portola multifamily residential building north of the Sears building at approximately 85 feet.
A minimum of 25,000 square feet of public open space, green space, passive recreation or common public space along the north side of E. Easter Ave. to serve residential development at the Sears parcel.
Retail
A total of 621,000 square feet is required.
Currently, there is 948,853 square feet of leasable retail area, including the Sears and Macy’s buildings, which are approximately 307,000 square feet combined.

Traffic Impact Analysis
What was studied?
The 2021 Traffic Impact Analysis looked at the maximum possible development scenario:
- Up to 1,071 new residential units (including 148 already approved but not built)
- Up to 280,000 square feet of new entertainment, office, and retail space
Can the roads handle it?
Yes. According to the 2021 Traffic Impact Analysis, the existing transportation network can absorb the additional traffic while keeping service levels acceptable.
Which intersections need improvements?
- Arapahoe & Vine: Regional traffic growth could reduce efficiency. Signal timing changes are planned to improve flow, even with new development.
- University & Davies: Recommended to become right-in/right-out only for safety and better traffic movement.
How will neighborhoods be impacted by traffic?
Extra traffic into nearby neighborhoods during peak hours is very low – about 10 cars or fewer per intersection.
Why make these changes?
Improvements are based on crash data and projected traffic growth, not just the proposed development.
