After receiving neighborhood comments, the Preliminary Development Plan Amendment will be submitted to City Staff for review (typically 3 review cycles). Once the applicant has addressed all comments for City Staff, it will be forwarded to the Planning and Zoning Commission and City Council for consideration.

Was does Planned Unit Development (PUD) mean?

A PUD is the name for the zoning district of the Subject Property. Each PUD is unique to the Subject Property, with its own list of allowable uses, densities, setbacks, development standards, etc.

What does Preliminary Development Plan (PDP) mean?

A PDP is the document that notes the zoning rules (list of allowable uses, densities, setbacks, development standards, etc.) for the Subject Property.

What are the general changes the developer is proposing to the PDP?

• Reduce the number of minimum/maximum allowable residential dwelling units, and the number of minimum/maximum allowable commercial square footage;
• Reconfigure the general vehicular/pedestrian connectivity within the PDP area and to the Parker Jordan Centennial Open Space; and,
• Revise the location of the subdistricts within the PDP.

Written public comments, after a formal application is submitted, become part of the permanent public record and are attached to the report submitted to the Planning and Zoning Commission and City Council prior to them making a recommendation or decision about the project. City Staff and decision makers will take all comments received into account and work in good faith with the owner-developers to reasonably mitigate anticipated impacts associated with the redevelopment. Legally, the decision of whether to approve or deny the requested amendments must be based upon the approval criteria of the Land Development Code.

Public hearings are required by the City’s Land Development Code (LDC) for certain development applications. The purpose of the public hearing is to obtain public testimony or comment before significant decisions are made. Any written or recorded comments on these development applications will be shared with the Planning and Zoning Commission and City Council.
