Building permits and inspections are required for new buildings, renovations and additions to existing buildings to ensure all structures within the City are safe to occupy. 

Types of Permits

There are many types of building permits based upon the construction and improvements you are seeking to do. However, there are two types of permits the City typically issues:

Over the Counter Permits

Over the counter permits are generally routine in nature and can be issued while you are waiting, such as re-roofing, water heaters, furnace, new windows, etc. Please allow 24-48 hours for processing. 

Rapid Review Thursday

On Thursdays, from 10 a.m. to 3 p.m., the permits listed below will be issued over the counter, in addition to the standard over the counter permits:

  • Shade covers
  • Uncovered decks
  • Patio covers
  • Egress windows
  • Basement finishes
  • Fence permits

Commercial or Residential Building Permit

Permits that take time to review due to the complexly of the project such as new construction, additions or remodeling. The City guarantees project review timeframes based upon the permit type:

  • New Residential, Residential Remodels and Additions, Decks, Basement Finishes – five business days
  • Commercial Accessory Structures and Tenant Finish and Remodels – ten business days
  • New Commercial, Large Commercial Additions, Residential Master Plans – 15 business days

Other Types of Permits

Right-of-Way Permits (ROW)A ROW Permit is required for all construction and maintenance within the City’s ROW, placing dumpsters on residential streets, or requesting a street closure and transporting oversized/overweight loads on City streets.

Development Permits | A Development Permit must be obtained before construction can commence on any City approved development plans.

Inspection Requests

An inspection card will be distributed at the time permit is issued. The inspection card details the required inspection(s) for your permit type.

Call the Inspection Hotline at (303) 708-1430 by 4:30 p.m. to schedule an inspection for the next business day. A permit number, job site address, contact phone number and the specific inspection needed is required. Please be specific with the actual trade to be inspected and include whether the inspection is final or rough. 

Inspection Information

  • Tile and shake roofing permits require a mid roof inspection.
  • If entry into the backyard is required and no one is home, please provide written permission for City inspector to be on your property.
  • A person 18 years or older must be present for inspector to enter the inside of a home.
  • For an estimated time of arrival, please call (303) 754-3321 after 8:30 a.m. the day of your scheduled inspection for a two hour window.
  • Inspectors are available every morning for questions.
